Start with the accounts and the booking calendar
Changing managers can be straightforward in some arrangements and more involved in others. The first step is to establish whose account holds each listing, who has access, where payments go and which future reservations already exist.
Gather the current agreement, listing links, a booking schedule and a record of payments received or still due. This gives the incoming manager something concrete to assess before proposing a handover date. Owning the property does not automatically mean that the listing is held in your own platform account.
Airbnb: management access and account ownership are different
Airbnb says accounts cannot be transferred to another host and reservations cannot be moved to another host or account. A change of manager therefore should not be described as an automatic transfer of the listing and its bookings.
Where the owner already holds the listing, changing co-host access may provide a practical route. Airbnb allows eligible co-hosts to be designated as the primary host; its guidance says changing the primary host on a home listing leaves reservations unchanged. This changes the management arrangement while the underlying listing account remains in place.
If the outgoing manager holds the account, the parties need to agree a supported plan. That may involve continued access while existing stays are completed, or preparation for a new listing. Do not assume the account, reviews or reservations can simply be handed over.

Can the old listing stop taking new bookings?
Yes. Airbnb distinguishes unlisting from permanently removing a listing. Unlisting removes it from search and stops new reservations, while confirmed stays still need to be hosted. Permanent removal must wait until existing reservations are complete.
A staged handover may therefore be worth considering where the account holder agrees and the channel's requirements allow it. Any new calendar must block dates already committed elsewhere, and there must be a clear record of who handles each reservation. This prevents overlapping availability; it does not transfer the booking.
The plan must also explain guest messages, check-in, cleaning, payments and any problems during those stays. Avoid cancelling and asking guests to rebook as a default shortcut: host cancellations can carry fees and other consequences.

Booking.com needs its own handover plan
Booking.com publishes a change-of-ownership process, and its terms recognise changes of property owner or operator. Ask Partner Support to confirm the correct route for the particular account and management arrangement.
Get clear answers about future reservations, access, property content, reviews, outstanding payments and the channel-manager connection before making changes. Do not assume that changing an email address or connecting new software completes the handover. Keep a record of the instructions and the effective date agreed with the platform.

Agree the practical responsibilities in writing
Alongside the platform work, make a short handover schedule that covers the things guests rely on:
- The outgoing manager's notice requirements and the agreed responsibility for existing stays.
- The last date for new bookings under the old arrangement and the date new availability can open.
- Who receives each payout, invoices fees and deals with unresolved refunds or charges.
- Keys, access codes, guest instructions, cleaner arrangements and maintenance issues.
- Permission to use photography, listing copy and other property materials.
Make the first conversation about the actual property
A reliable transition starts with the existing setup. Share your current listing links and the broad shape of your future bookings, and Staywright can help identify what needs checking and propose a practical sequence.
The aim is to give owners a clear route forward while keeping guests' arrangements understandable. Timing depends on the agreement, account access, existing bookings and the platforms involved; there is no single handover date that suits every property.
